Terms of Service

These terms govern the habbb managed Home Assistant service. By purchasing the hardware kit or subscribing to the service, you agree to these terms. Please read them alongside our Privacy Policy.
1. What habbb is
habbb is a managed Home Assistant service for UK homeowners. We provide pre-configured hardware, remote setup, and ongoing maintenance of your Home Assistant smart home system. The service is delivered entirely remotely — no physical visits are required.
2. Onboarding scope
The hardware kit purchase (£150 inc. VAT) includes a one-time onboarding session covering:
- Up to 3 hours of remote configuration time
- Integration of devices with native Home Assistant support (Philips Hue, Tado, Ring, Sonos, Nest, IKEA, and similar devices that can be added through the Home Assistant UI without custom code)
- Up to 3 starter automations — each defined as a single trigger, optional condition, and action (e.g. “turn lights off at 11pm”, “set heating to 18°C when everyone leaves”)
- A clean dashboard showing your integrated devices
- Remote access configured and tested
Not included in standard onboarding
- Devices requiring custom code, MQTT configuration, or ESPHome flashing
- More than 3 automations
- Multi-room presence-based or complex conditional automations
- Physical device installation, hardware troubleshooting, or pairing assistance beyond remote guidance
If your setup requires work beyond standard onboarding, we will discuss this with you during the qualification step before any hardware ships. Additional setup work is quoted as a one-off project and agreed before we begin.
3. Monthly subscription
The monthly subscription (£30/month inc. VAT) covers maintenance of your existing Home Assistant configuration:
- 24/7 health monitoring
- Daily automated backups
- Managed updates (tested before deployment)
- Secure remote access via encrypted tunnel
- Fixes and minor tweaks to existing automations
- Hands-on support
The subscription does not cover the addition of new device integrations, new automation builds, or any work outside the scope agreed at onboarding. Additional work is available as separately quoted projects:

4. Hardware
The hardware kit (£150 inc. VAT) includes a pre-configured Raspberry Pi 5 with an internal SSD, case, and power supply. A Home Assistant Connect ZBT-2 Zigbee/Thread radio is available as an optional add-on for customers with direct-Zigbee devices. The hardware belongs to you on delivery. We provide a 30-day money-back guarantee on the hardware — if the service cannot be successfully set up on your network, or you are not satisfied for any reason, return the hub in working condition within 30 days of delivery for a full refund of the hardware cost.
5. Qualification
Before we ship any hardware, we require a short qualification step to confirm your setup is compatible with standard onboarding. This may be a brief online form or a short call. We reserve the right to decline an order and issue a full refund if we determine that we cannot deliver the service to your home (for example, if you do not have a wired ethernet connection or your setup requires specialist hardware we do not support).
6. Cancellation
You may cancel the monthly subscription at any time by emailing email us. Cancellation takes effect at the end of your current billing period. There is no refund for the remaining days of a month already paid.
On cancellation, you retain full ownership of the hardware and your Home Assistant configuration. We will provide a handover document detailing your setup within 5 working days of cancellation. Your Home Assistant will continue to run — you self-manage from that point, or move to another provider.
7. Network and connectivity requirements
The habbb hub requires a wired ethernet connection to your broadband router. Wi-Fi only setups are not supported. You are responsible for providing a working broadband connection and a spare ethernet port. We are not responsible for service interruptions caused by your broadband provider, router configuration, or network issues outside our control.
8. Third-party dependencies
Home Assistant integrates with third-party devices and services. We are not liable for integrations failing due to manufacturer changes, API deprecations, cloud service shutdowns, or firmware updates made by third parties. Where a third-party change breaks an existing integration, we will make reasonable efforts to restore functionality as part of the monthly subscription, but we cannot guarantee compatibility with services we do not control.
9. Data and access
Your smart home data stays in your home on your hardware. We access your Home Assistant instance remotely via an encrypted tunnel for the sole purpose of delivering the service. We do not collect, store, or analyse your personal data, routines, or device usage beyond what is necessary for monitoring and maintenance. You can revoke our access at any time by disconnecting the hub from your network.
10. Limitation of liability
habbb provides a best-efforts managed service. We do not guarantee uninterrupted operation of your smart home system. Our liability is limited to the fees you have paid in the 12 months preceding any claim. We are not liable for indirect, consequential, or incidental damages, including but not limited to loss of comfort, inconvenience, or increased energy costs resulting from device or automation failures.
11. Changes to these terms
We may update these terms as the service develops. Material changes will be communicated to existing customers by email at least 30 days before they take effect. The “last updated” date at the top will always reflect the current version.
12. Governing law
These terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the courts of England and Wales.
